Specifications
As Chartered Building Surveyors we have an extensive knowledge of modern and older properties. All properties require maintenance and in addition, some owners wish to alter or extend their homes to meet their requirements. At REAL surveys we have undertaken refurbishments to properties over 600 years old, right through to designing and building new dwellings.
A specification is a detailed document informing contractors of the works to be undertaken. This document specifies what materials to be used, how they are to be installed and is often accompanied by detailed plans. Contractors price the specification and the tenders are compared on an item by item basis.
We have a tender list of reputable contractors that we have worked with over the years. We only tender to those contractors that we would be comfortable working in our own homes.
REAL surveys analyse the tenders and recommends which contractor to appoint. All projects are run under a JCT contract. The contract specifies the contract sum, start and finish dates etc. Mechanisms for resolving the majority of disputes form part of this document.
The project is administered by REAL surveys. We undertake inspections to ensure that the works are in accordance with the specification. We value the works on a monthly basis and certify the amount due to the contractor, ensuring you pay a fair sum for work completed.
All design work is undertaken by our sister company REAL design. design. Please contact us to discuss further or if you have any queries that may concern you.
